These Terms of Service (“Terms”) govern your use of the MIRO Rooms Rentals website, located at miro-rooms.rentals (the “Website”), and the property management services (“Services”) we provide. By registering for an account or using the Website and/or our Services, you agree to be bound by these Terms in full.
1. Definitions
- “Provider” means MIRO Rooms Rentals, the company that owns and operates the Website.
- “User” (you, “you”) means any person who accesses the Website or engages our Services.
- “Services” means consulting and full-service management of your residential property—short- or long-term rentals—including guest sourcing, booking administration, cleaning coordination, maintenance oversight, and related activities.
2. Registration and Access
- To order Services or access any restricted areas of the Website, you must register for an account and provide accurate contact information: name, email address, and phone number.
- You are responsible for maintaining the confidentiality of your account credentials. You must notify us immediately of any unauthorized use or security breach.
3. Scope of Services
- All Services are provided under a separate written agreement between you and the Provider.
- The scope, fees, and schedule of Services will be detailed in that agreement.
- Any changes to scope or fees must be made by written amendment to the agreement.
4. User Obligations
- 4.1. Provide us with complete and accurate information about your property and grant us reasonable access to perform the Services.
- 4.2. Comply with all applicable laws and regulations, operate your property in good condition, and pay all fees in accordance with the agreement.
- 4.3. Use the Website and Services lawfully and respect third-party rights.
5. Provider Obligations
- 5.1. Deliver all Services professionally and in accordance with industry best practices.
- 5.2. Keep all personal data you provide confidential, except as required by law or the Service agreement.
- 5.3. Provide technical support related to the Services and any connected software or tools.
6. Fees and Refunds
- All fees and payment terms are set out in the Service agreement.
- Any prepayments constitute acceptance of the Service agreement.
- Refunds for early termination will be handled as described in the agreement.
7. Limitation of Liability
- The Provider is not liable for losses caused by force majeure events (e.g., natural disasters, government actions).
- The Provider is not responsible for damage resulting from your failure to maintain the property or to notify us of issues promptly.
- Under no circumstances shall the Provider’s total liability exceed the total fees paid by you in the three months preceding the claim.
8. Privacy and Data Protection
All personal data you provide will be processed according to our Privacy Policy. You consent to the collection, storage, and use of your personal data only as described in that Policy.
9. Dispute Resolution and Governing Law
- Any disputes arising under these Terms shall first be resolved by good-faith negotiations.
- If negotiations fail, disputes shall be submitted to the competent courts in the jurisdiction where the Provider is registered.
- These Terms and any disputes shall be governed by the laws of the European Union and the member state in which the Provider is established.
10. Changes to These Terms
We reserve the right to modify these Terms at any time. Updated Terms will become effective upon posting to the Website. Please review these Terms periodically to stay informed of any changes.
