How We Achieved Successful Short-Term Rentals: Our Experience and What We Offer

More than ten years ago, we decided to rent out our first apartment. At first, it was a traditional long-term lease—simple but not very lucrative. We knew almost nothing about short-term rentals and assumed they required extensive expertise, time, and resources, much like running a hotel.

Over time, we discovered it wasn’t as daunting as it seemed. We adopted a hybrid model: during the low season we offered long-term leases, and in the high season we switched to short-term rentals. The results far exceeded our expectations. Revenue increased, and the apartment saw less wear and tear. Guests staying for just 2–3 days tend to treat the space more carefully, and regular cleanings between bookings help us maintain standards and catch any issues early.

Why Short-Term Rentals Are Effective

Short-term renters behave differently. They rarely cook, seldom move furniture, and carry minimal belongings. The apartment remains nearly as it was when handed over. With scheduled cleanings and ongoing oversight, the property stays in excellent condition for longer.

A striking example: a long-term tenant wore outdoor shoes indoors, damaging the wooden floor so badly in six months that we had to sand, refinish, and lacquer it completely. That incident convinced us that short-term rentals were the smarter choice.

Our Growth Story

After our initial success, we acquired a second apartment and renovated it ourselves. Revenue climbed steadily, so we expanded further—third, fourth, and now eight apartments, with the ninth nearly ready to launch.

Each unit has its own style and story. We evolved from novice landlords into a full team managing diverse properties suited to different guest profiles.
